- Rich Dad, Poor Dad - this is the book that started this whole adventure for Eric. He talks at great length about how great rental property is!
- Cashflow Quadrant - describes how we make money and what it means for our lifestyles. Great book to help you understand how bad it is to be an employee!
- Rich Dad's Guide to Investing - shows how the Rich really are different than the rest of us

Runs one of the fastest growing training and coaching companies there is, Peak Potentials . Their premise is helping people live lives of joy rather than obligation. We've been to a number of courses, and all of them are an absolute blast ! The best part is that they don't teach by talking - we learned by doing! - E-Myth Revisited - start with this one. It's a great intro to having the kind of rental property business we all want to own.
- E-Myth Manager - describes what it means to be a manager in a great business.
- E-Myth Mastery - describes the 7 Centers of Management Attention in great detail. What you must work on to have a rental property business worth keeping. Almost a workbook, and it really requires study and work, not just reading.
Chet Holmes
His resume is truly incredible. He's doubled and quadrupled businesses in just a couple of years. This book is an easy read, and almost demands to be acted on. That's how good it is. Really opens your eyes about what it takes to build a growing, thriving, highly competitive rental business. An absolute must-read.

Tim Ferris
His resume is even more unbelievable than Chet Holmes'! He actually lives the life we all dream about, and tells exactly how to do it, in detail. Wonderful book for both the vision and how to get there! If you haven't read this book, you're working too hard keeping your rental business afloat.

Bill BronchickIs the president of CAREI (that we belong to), and has a totally comprehensive course on real estate investing. We've heard him speak many times. Always interesting, always controversial, and always VERY COMPELLING. A lawyer by training, he provides the real-world information real estate investors need!
The Lease Options Course is outstanding, particularly because it includes contracts!
The Corporations Course is complete - step-by-step instructions on a complex topic.
The Asset Protection Course is one of the best we've seen. He takes his legal protection seriously - as he should!
Negotiation
Chester KarrassIs a Master Negotiator who has taught Negotiating Courses for years. As you read these books, you begin tosee that every situation you have with your renters is a negotiation. And you see the truth of his signature phrase:

The Negotiating Game - has some amazing research insights into successful negotiating strategies.
Give and Take Revised - has more detailed negotiating tactics; a good companion guide to the other book.

Everything these guys do is better than you can imagine possible! We apply pretty much the same ideas to our tenants and our children. And don't even think that means we treat our renters like children. Quite the opposite. We treat our children as much like adults as we can!
Parenting with Love and Logic
Dale Carnegie
This is probably the best-known people skills book there is, written in the early 20th century. Time-tested, this book deserves a place on everyone's bookshelf. This is the manual for getting along with people we never got in school. Every time I have a bad experience with a tenant-prospect, or a renter, I remind myself what it takes to win with people by reviewing this material.
Sales Skills
Tom HopkinsIs the Master Sales Trainer who has taught well over 1 million salespeople across the world. He is the resource to turn to when you don't know what to say next in any sales situation. He gives word-for-word techniques for presentations, closing, and everything in between. The more you work with Tom's materials, the more you see that every situation is a sales situation. To get renters into your units FAST, you just have to read this.

Taxes
Diane KennedyMight be best known for her work with Robert Kiyosaki (Rich Dad Poor Dad), but her solo book is terrific for the specific techniques she describes. She is a great author, making learning about accounting and entities (corp's, LLC's, etc.) both interesting and relevant. Her enthusiasm is truly infectious! And her knowledge of rental properties is unmatched.
